Hi my name is Shane Bryan, I recently finished reading Dean's book "Profit From Real Estate Right Now!". I also am about half way through his book "Be A Real Estate Millionaire"

I have been personally studying real estate investing for over ten years and have taking countless courses. Most of which I have paid 100's if not 1000's for. All of which did not give me as much of the great information in the book's I'm reading now. Smiling

With Dean's two book's plus the Self Improvement course I'm taking from Tony Robbins, I'm pretty sure the real estate world better watch out. I plan to hit the market head on and make it to the promises I set for myself.(I call my goals promises, I'll post an entry about the reason later)

I look forward to chatting with fellow forum members and watching us all succeed as we invest in an ever changing market.

I read your journal entry and it hit home. I also have invested in several Real Estate courses. I have learned a few things from them but none have been as in depth as Deans books. Stay with it and keep applying the techniques until you find what works best for you and your market. Keep us posted so we can help you stay on track and follow your climb to the top.

Success Academy

Ok I started this blog 8 months ago and have been putting off getting started in my investing. It’s not easy making that first step towards your future.
This week I realized that I’m at a place in my life where it really is time to take that first step. I’m down to making the choice between buying food or paying bills, and I do not like being here. So I made the biggest first step I could think of, I joined Deans Success Academy!

I have my first consultation with a coach tomorrow (10/28/2010) and I can’t wait! I’ll have to keep everyone informed on my progress.

Progress

This week I made a few more moves in the right direction! Following advice from the Success Academy I have started working on locating local cash buyers and have also started the search for a Real Estate Agent. I have made moves like this before but to be completely honest this is the first time all of my efforts are focused in one direction.

I am really looking forward to what is in store for me next week!!!!

Moving past the fear

I’ve learned a lot about real estate investing but have always been afraid of taking the first steps. Knowing now that not only do I have the DG Forum but a coaching team to help me out after making those first few steps, I cannot see any reason not to move forward.

I admit the last few days have been hard, but I will not stop moving forward. Right now I’m driven by the biggest fear of all, Survival! I’m down to the level where I’m not sure where my next meal will be coming from, if I can pay rent and bills, and if my car will make it out of the parking lot. Some people might see this as a reason to stop and focus on something more “secure”, I see it as a reason to be successful so it will never happen again!!!

I hope someday I can teach others like so many have taught me.

Answering Dean's call to share goals

So I'm going to answers Deans call to acion and share my goals with 5 people and this forum. Before I do that though, I have to admit they keep changing. Which is one of my biggest problems. I can't reach them if i never know which one I'm going for.

So I'm going to spend the next couple days and create a few SET goals, so I can measure and complete them.

I'll post them as soon as I complete my list.

Bandit Signs - I'm now a big fan!

I followed Greg M's advice regarding using bandit signs to attract buyers and after just two days I received one cash buyer! I've also received 3 leads for retail buyers.

I'm not very good at answering phones so I set up a IVR message to walk the callers through a question and answer message. I'm 100% sure if I had the calls answered by a live person I'd get a better response but it's a good way to weed out the tire kickers Smiling Plus it's my way of getting STARTED while I work through my fears.

I received 39 calls from that 1 cash buyer, and 3 retail/tenant buyer leads. (I could only afford 2 signs, I could only dream of the amount of calls I'd get if I put out the recommended 25 signs)

I'm currently working on a plan to do wholesaling nationally so wish me luck Smiling

Might have found a real estate agent!!!

Just got done calling 4 different offices and finally got transferred to an agent who is sending me property listings and a cash sold list!! The script from the Edge 2011 and Deans new book really helped. I only missed up a couple things but it differently kept me in control of the conversation.

I'm loving this!!!

To be truthful I hate being on the phone, but I just had to do it and face my fear!


4 cash buyer leads so far :D

I've been looking up the owners from the cash sold listings i just got from my new agent (See post 11) and have found 4 solid leads. I still have more to look through. Yay!

Can I use any of the price data to help determine a good offering percentage or should I just stick to starting at 50% and going from there?

Great job Shane! Keep your "blinders" on and listen to your coach.... Don't get distracted and fear nothing!
As a wise man once said.... "what the world calls failure, we call EXTREME MARKET TESTING".
If you feel like you are getting nothing but "no's" and hitting the proverbial "brick wall"... just come back here and let the "family" guide you back onto the right path.

Keep pushing!

Way to go Shane!

You are now an active REAL ESTATE INVESTOR and no longer a dreamer. One of the biggest hurdles has been overcome - Stomping on your fear and taking ACTION!

Now all you have to do is keep it going, just do a little something, anything, that will push things further along the path every single day and you can't help but eventually keep your 'promises' to yourself!

Next hurdle: Don't let anything divert your attention from your goals!!!

Just started the process of submitting 3 cash offers at 50% of the listing price. Can't wait to see what happens!!!!!

All 3 offers where turned down but that just means I'm that closer to having an offer accept Smiling Just submitted a new offer today so we'll see how that goes....
