Hey Allison, great idea to have a journal, you can reflect back on it later on down the road and really see what you accomplished. I am sorry I deleted my first one as it had a lot of info in it but my second one is growing with knowledge and a trail of accomplishments.
Keep up the hard work and you will make it happen.

I know this may sound silly, but I'm not sure if I should have an LLC before doing my first deal. Any feedback? Maybe I'm just using it as an excuse for procrastinating...

Being so new at this and having very little support at home makes every day a little harder for me to move foward. I WILL DO THIS however b/c I am a doer and a "go getter" and when I put my mind to something I do it even if it's against all odds. I don't know why but I'm just that way. The only thing I need to get things done is knowledge and resources. And they're ALL here for me! It's absolutely amazing! But I realize more and more how invaluable this place is. I read and read as much as I can on a daily basis. And I've met some amazing people already. But most of all I am encouraged and inspired by other DGers who've paved the way for us all. How many people in this world can say that they're inspired to do what they have a passion for every single day?!? It is so important in life to be around people who make you a better person. So thank you to Dean and every DG member here! I may not get to know all of you but you're still here when I need you and that makes you special to me!

I know I haven't been on in a week but I had to be 100% MOM ONLY for the week b/c both my boys and my husband were sick. Duty calls... Well, I'm back and a little dismayed b/c I just called a bank I was hoping would be willing to do a double close for me and they said no. Back to the drawing board. Does anyone know a transactional funding company that will lend out for an extended period of time?

So glad to see you started your journal - and to read all the wonderful comments and feedback already. I knew you would be happy you did! This site was and still is my source of greatest inspiration and encouragement from start to present!
Keep calling different banks - when one say no - move on! They ARE out there!

I always knew that I should start a journal but I haven't started one yet. Listening to why you started one and the comments of others, I am going to get hot. I've been in the restaurant and retail business before and wrote business plans for each, but I never kept a journal. With others following you and providing advice, I think it's a good idea to start one.

See, this is why I love this place! To think how you can touch and inspire others with so few words is amazing. And if I can help someone else reach their goal just by talking about my experiences, IT IS SO WORTH IT!

Now I must go and see what else I can learn tonight.

Well, it's not going great, but I haven't given up. I had a property I really wanted so I asked the owner if they would do 100% seller financing just so I could "own" it and do a refinance on it and get some $ out and pay them back in 2-3 weeks and they said no. So I wanted to use a transactional funding company instead but I can't find one that's long term and I can't find a bank that will refinance without my owning it first so I can do a double close (I got that idea from Rina). So back to square one.

Hi everyone. I'm still working my way up in this investing career and trying to keep current with Dean's teachings. I went to an Insider's Edge seminar on Tuesday. I think this is something new, at least I've never heard of it before. Anyway it was only a little new information but I bought a 3 day live training seminar that will be in 2 weeks. It was pricy, but I believe in Dean's teachings, especially since I've met some great, inspiring people here. I think this may be exactly what I need to get my first deal done since I'll be able to learn step by step from someone exactly what I need to do to get a deal done.

In the mean time I've almost gotten my buyers list complete. And I've completed my 2 squeez web site pages up. I still need a core site though. So I'm off to do more work. But I'm feeling very positive!

I signed up for the Insider's Edge too-it starts tomorrow for me-I am really looking forward to it!
I also completed my squeeze pages, but did not 'buy' the core page yet; I'm still debating which one to choose, etc. Still working on my buyer's list; looks like we're on the same path. The journal writing is really nice, it helps me organize my thoughts, and it's stimulating to feel the good energy on this forum.
Maybe we can talk about the Edge after we attend...until then...

I have no idea what the kit is that you purchased but I am sure it has some great info in it. Like Laura said, when someone says no move on to the next. Sorry the owner would not work with you but its not the end of the world
Keep looking and it will work out. Just never give up no matter what and keep taking action.

Thanks Richie! I'm in need of a little encouragement right now. Yes I'm still here and trying to move forward. It's just turning out to be a bit slower a process than I hoped it would be. It's just hard to get everything done with my schedule. I'm not complaining really, just venting and trying to push myself. My biggest obstacle is time. There just isn't enough of it. And then sleep... I wish I didn't have to do it.

Anyway, I have 2 days until my Insider's Edge seminar. I hope it is what I expect it to be. I hope I will get a lot of answers I'm looking for. I'll let you all know what happens. I really hope my first deal is right around the corner.

I went to an Edge Seminar in NYC about 2 weeks ago. Very educational, but also a little disappointing. Don't get me wrong, the presenter was one of the smartest businessmen I have ever met in my life! He was amazing and I would give anything to work with him! But I was just a little discouraged because I saw so many others there that were able to take advantage of additional training that I can't. I know, I know those words shouldn't be in my vocabulary, but when it comes right down to it $ talks and in that regard I must remain silent. I was also a little upset b/c again others there were getting a lot of one on one advice that I was not and I don't really know why b/c I don't know what they brought to the table. But I assume it's because they had more to offer and I'm sure it had to do with the questionaires we filled out when we got there. I'm sorry I just need to vent I guess. I was just hoping for some help to get my first deal done and I just got information I already knew in my only one on one (which actually was a group of us). I've also lost my focus b/c the information at the seminar was all new and I'm trying to figure out how to implement it along with the stuff I already kind of know.

OK so I'll use the experience as a motivation, and go back to reading a million forums to get the info I need for right now. That's my plan. I always feel better after visiting this site! Thank you everyone for being here for me.

And I apologize for being a bit negative. It's just that this time of year is a bit harder for me b/c of the $ needed for the Holidays and my oldest sons birthday is this month, and I don't have enough $ to buy anyone anything. That's ok for family and friends but I feel lousy when it comes to my son!!!!! I'm the mom! I'm supposed to get him what he needs! That's why I'm doing this! BUT I can't get it off the ground!!!!!!!!!!!!!! Argh!

Allison, It does get frustrating, but you have to push through it. Dont give up on your dreams. I used my kids as motivation to make me work through the tough times, one time i was so frustrated that i erased my original journal which had tons of great info in it and steps I made along the way. I regret that after talking to Rina because she opened my eyes to what i accomplished even in my failures.
So keep at it and Never ever give up!!! The truth is like Dean says, If you dont do anything now ,you will be in the same position in a yr from now.

Thank you for being a shining star in this little abyss of darkness I feel I'm in. I'm coming to my senses. I was just having a bad day. We're all entitled once in a while. And I usually never get so down. I'm a very positive person, especially with my investing business. I think everything is just climaxing right now and it's overwhelming me a bit. Things are getting so bad financially for me that I'm feeling trapped and it's a horrible feeling. But maybe this will force me into doing a deal and getting over this fear.

Just a quick update. I have a scheduled phone meeting tomorrow night with a PMI business development coach. I am so excited about it. More so because I want to share how much I've done on my own and get some feedback on what to do next. I have such limited hours to do this that I really need some direction. I hope this will do it for me!

Yes!!!!!! I feel like I'm on my way now. A little nervous, but very excited! I'll be receiving some well needed coaching soon. Yay! Let the countdown to my first deal begin now! I'll be updating this journal much more often now. My husband is still critical, but I can't wait to prove him wrong. Wish me luck!

Alright, so the persons I've spoken to at PMI said they want me to keep a journal so we can document my progress. So here it is! I can't think of a better way to utilize this forum. Even if no one else reads this at least I still know how my business is developing and I'll be able to look back someday and remember when I was just starting.

I was asked what my motivation is... Well, #1 my kids. I want to be able to provide for them the way I always dreamed. I was raised by a single mother and that was hard and she did the best she could but I want more for my kids. And I know I can by doing this. I can't wait to someday just sell a property I've acquired and pay for their entire college education. I'm paying back $90k for a degree I don't even use! Not that I regret going, but I'm just saying, I don't want my kids to have to work to pay off their education. I want them to do whatever they want in life! #2 my family- My mother needs a place to live. I have friends who are young and struggling to find homes of their own here on LI. I have some inlaws who need a better place to live. My grandparents need $ just to survive. etc... #3 Financial FREEDOM! My husband and I are in a very bad place right now. We owe a lot of $ to credit cards, student loans, cars... We are late with our mortgage right now. We have creditors calling. I can't pick up any extra shifts b/c of the kids. My husband is being limited at his job for overtime.

Lets just say I NEED THIS YESTERDAY! So I hope PMI is ready to help me get going NOW. All I need is a little more direction and I think I'll be golden. I talk to my coach in 2 days. I can't wait!

Hey Allison keep up the good work of your journal this may help you in becoming a great real estate investor. it may help by keeping track of your every day steps to growing your business. Because every day you should start with what am I going to do today to contribute to the sucess of my business tomorrow and in the future to be where I want to be 6 months from now,1 yr from now,3 yrs from now or what ever time you set, but these are goals for you
to work toward and without goals you fail before you start.So keep that journal going use it as a guide to monitor you mistakes,what you do on a daily bases and your success. So don't just let it be a journal let it be a stepping stone in your life and in your business.

Go get em Allison, Great move joining the academy, I wish I had done that in the beggining. I think you will do great things if you do everything they tell you and more. I cant wait to hear your success stories. keep your head above water and push the acaemy as much as you want them to push you.

Hey guys I can't thank you enough for your comments! You have nbo idea how badly they are needed. Wow! I just had a HUGE fight with my spouse adn the reality of what he thinks about this whole thing and me is astounding!!!!!!!!! I am so upset and hurt it's unbelievable! And it SUCKS so much because this is the only place I can acome to get the support I need to do this! I JUST DON'T UNDERSTAND HOW HE CAN'T SEE WHAT I'M TRYING TO DO FOR US!!!!!! I CAN'T BELIEVE HOW SELFISH AND SELF CENTERWED HE CAN BE! I HATE HOW MUCH I FEEL LET DOWN. AND HOW MUCH HE DOESN'T BELIEVE IN ME!

Ok I've had time to digest my situation and I'll be damned if I'm going to give up now. As usual I guess I just had to let it out. It's just hard when there's no one to talk to and my reality is being awake when no one else I know is. So stick with me. I'm a fighter and I love to defy the odds. I've never been a conformist. I chose to do my own thing even if it's not the popular choice. That's just who I am and I make no apologies for it. I'm calm now and I am getting focused. Time to go "study".

Okay, trying to stay focused still. Feeling pretty unproductive. I'm stuck financially... I can't order my 800#, I can't order bandit signs, I can't even buy stamps to send out letters... So discouraging. Having a hard time right now. But I WILL OVERCOME!!! I think I just need to do something rash and crazy... So not me, but how else am I going to succeed. Sometimes you need to try whatever you can, right? Here it goes.... well, I will call the Academy first to make sure I don't mess up with anything legally. Have to CYA. But I'm just about at my breaking point which may be just what I need.

Hey Allison, keep your head up and dont give up. Listen, Go to a store and ask for some card board boxes. take a marker and a razor knife and make your signs out of cardboard.Dont need to be fancy. Atleast you will get your info out there.
Did you go to any REI club meetings out there? I know a club that meets at Delmonicos steak house in LI. ( NOT SURE IF THATS HOW THEY SPELL IT )
If you want to know when they are meeting again, let me know and I will send you info.
