OfflineHey everyone. I just got back from a 3-day workshop and I'm ready to get started. I learned so much, and now its time for me to put that into action. I understand the strategies, but I might need a little help. I plan to do my first deal in Louisiana, so if anyone knows an investor who likes this state, send me a pm. Also, any advice, or experiences would be helpful. I know that I'll make some mistakes getting there, I'll just learn from them. I'm building my buyers list then going talk to some homeowners. Has anyone used the contracts/forms that are on this site? What you think of them? Well just let me know!

I found a preforeclosure that needs to be sold before Feb. 1st. What should I do?

First thing is to decide what you plan on doing with the property (rent,sell,assign?).Then research it's value.Use the techniques you learned and GOOD LUCK!
I plan to assign the property to a buyer, and hopefully they choose to rent the property. Its in a good neighborhood, and I hate to see this family in that situation, but its better to stop the foreclosure process and get it sold right away.
