Hello DG Family:
I can't begin to describe how excited I am to begin this new journey. So far, I have read through the Be A Real Estate Millionaire book, and have completed about 3/4 of the Your Town, Your Profits Book. I feel so fortunate to have come across this so early in my life, and will begin to set my power team up this week.
In the past I have purchased 3 homes, 2 of which are for rental cash flow. All 3 homes were purchased for minimal out of pocket cash, but I sure WISH I would have known all the techniques back then. So far, by reading the Your Town book, I am fully interested in the Lease Options.
I have noticed that there are an abundance of good people out there, who have walked into unfortunate situations. It will be an incredible feeling to help some current home owners out from under neath their heap of debt, and find them a way to catch up on back payments, and step into their next chapter of life. I am also excited to help some credit/cash poor buyers into a home ownership situation.
Does anyone have any solid advice on a simple step list to start with, in order to begin the lease option journey? I would love to hear any success stories, or advice that you can shoot my way.

Will be meeting with a lender tonight, who has access to REO's and foreclosures. Will look to team up with him in the beginning on my first couple of Lease Option Deals, and send some close to qualified buyers his way. Very excited to get the wheels started in the right motion, and see where this relationship leads to in the near future.

Bio has been updated, thanks for the suggestion. I believe we exchanged some messages back and forth about mobile home communities about a week back. Like many others that have began this journey, I have been hearing negative talk about the journey I am on. How did you over come these obstacles, and people and start your investing?
I have practiced in real estate for over 6 years, been involved with property management for over 4 years, and feel I have a pretty solid bead on putting deals together. My issue is not having the financial backing? How do you convince random strangers to team up with you, so that you can get your feet wet, and also help solidify a partnership moving forward?
Any suggestions would be greatly appreciated!
