I recently purchased the Rock Bottom Blueprint and have had really great results so far (but no deals, yet!).

Here's a little bit about me and how I heard about Dean Graziosi:

About five years ago I was watching television and saw Dean talking about his book at the time, Be a Real Estate Millionaire. I'd never actually bought anything from an infomercial before, but I just saw something different about Dean. I just knew he was genuine. So I bought the book. Unfortunately negativity and doubt crept in. I hid the book from my friends and family and never actually read it...

Fast forward five years. I get a referral email about Dean Graziosi's Rock Bottom Blueprint. "Hey.. I bought his book a few years back" I thought to myself. I don't quite remember which Rock Bottom video it was, or if it was a combination, but I got really excited...

Dean sold me like I'd never been sold in my life, and I loved it. I purchased it and LOVED going through all the material and mentor calls. I actually found my copy of Be a Real Estate Millionaire and read it. Now I'm just working on taking more action every single day.

What I've done so far

Here are a few of the things I've done so far:

-I have an incredible REA to work with.
-I've added close to 10 solid buyers with around 20 backup buyers.
-I've put out around 20 offers on the MLS and am currently working through some that may be deals.
-I've started placing bandit signs, and got a few potential leads.

Here's what I need to do more of:

-Generating leads by placing more bandit signs or other advertising.
-Adding buyers by calling for rent ads, going to auctions and REI clubs.
-Negotiating with sellers to get more experience and increase my confidence.
-Continually using the MLS to place offers.

First potential deal..

One of the reasons I created this journal was to get this off my chest. I did a little door knocking and got in contact with a woman who's house was going to sheriff sale. She called me with 4 business days until the sale.

I talked to her over the phone, I did my best with what I knew, but I did make a few mistakes that I won't make next time.

I felt like I was really close to getting her to sign a purchase agreement (by the way, she owed 71k, FMV is 125k-135k, no repairs needed). She wanted to contact the bank and do a few things and she said she'd call me back.

In the meantime I contacted my REA to see what he thought about the deal, and how I should proceed (since I knew very little about Sheriff sales or how to stop them, etc.). He said, since it was really close to the sale, he'd like to talk to his boss and ask for input on what I should do next.

Well... I never got a call back from the owner.

I just found out that my REA's boss signed a purchase agreement with the owner probably not more than a few hours ago.

I know I did a few things wrong and am completely responsible for that, but I was certain this was going to be my first deal. At first I felt angry and betrayed, then crushed and sad. Now I just feel motivated to do ten times more than I've been doing.

That said, I will most likely be finding another REA. My REA may or may not have directly given the lead to his boss. I cannot say for sure. His boss may have done some research and figured it out on his own. Regardless, I don't think I want to do business with anyone like that. For anyone who reads this, what do you think?

The REA I have is a distant friend from a few years ago and has been exceedingly helpful in other areas so I'm having a really difficult time.

Anyway, I've learned a lot from this experience and already have a potential deal to look at Friday and Sunday.
