Great Minds Think Alike

Last night, I went to another Mastermind Meeting in my area and we had a great meeting. The room was packed and there was a ton of energy. There are people in the meeting that were currently involved in real estate deal, and there were new faces who commented on how refreshing it was to be involved with investors that are not just talking about investing but are actually doing it. This is the power of networking with the right people. To be successful, it's important to hang around with people who have the same mindset. There are people around me everyday constantly telling me I'm crazy because I quit my job to do real estate investing full time especially during this economy. It's never going to work and I will just fail and get into more debts. The way I see it, Real Estate Investing does work when you have the right team and when you open your mind to learn from the right people who are already successful in real estate. All I have to do is get the right deal with the right people. Why re-invent the wheel when someone already made a fortune inventing the right wheel?

Be Realistic About Time Frame

I am excited because I finally got the closing date for an investment property for a house in Baltimore. The number looks good and it's realistic. I know I can expect to make about 25% to 30% on the return and it's always exciting to know that there are deals out there that will make a profit as long as I am patience and willing to wait. In this deal, a 6 months carrying cost is also projected and that is something that me as an investor need to learn that waiting is part of them game. There is no such thing as making a good deal in less than a month or doing a flip in less than 3 months and getting all your money back plus more. The reality for investor is if you want to make money on a flip, be realistic about the time frame. It takes time to rehab the property even when you have great contractor, it takes time sell the house when you put in on the market even when you make sure your price is competitive, and it will takes time for the buyer to deal with the bank for the mortgage and getting all the paperwork together. The way to do this I can make a great investment one house at a time and after a while, the investment will adds up and I am one step closer to joining the millionaire club.
