Rachael's new start in REI

Hi everyone. I'm getting a new start in my journey in real estate investing. I tried it a few years ago but no luck. With 3 kids, one being newborn and husband being gone alot I didn't have the time or focus on achieving my RE goals. This time around my girls are all in school now, and I'm in a much better place to really focus on succeeding this time around. Just so I can look back on this... one of my goals is to finally attend Dean's EDGE conference in 2012 and meeting him. I have all his books and took no action. Years later I've gone nowhere. That's gonna change. It already has begun to. I look forward to this challenge. And I'm looking forward to growing on this site, getting to know folks here and meeting some at the conference.

Just want to add also that i recently got Dean's new book. WOW. Exactly what I needed. I cant screw up with this unless i do what i've always done...over-analyzed and took no action. No excuse this time, Dean and Matt did all the thinking for me. Got my buyers list going...gonna make a few calls to agents office. THis is a big one for me. Not really too good on the phone. Plus, this makes it real! But like Matt said, this needs to be thought of as a business, not a hobby. That was my mistake before. It was something i dabbled in, didn't take investing seriously, or myself seriously for that matter. I think that came across too when i did make calls. It was too easy to shake my already shaky barely there confidence. Not this time. I'm in control of myself, and God's in control of my life. Lets see what happens.

Jim, I read through Dean's newest book...30 days to Real Estate Cash. Read through first, then go back and do the steps, homework, action stuff. I didn't come back to DG in time for the RBBP but this sounds similar but in book form. Its everything you could need about wholesaling. Who to call, what to say, where to look. You can't miss with this. Between the info in there and on here at DG.com and dean's previous books its everything you need to succeed. I love the scripts especially. I'm not good at playing "the game". So this gives me what I need to "fake it til I make it".

Finding agent

This is just so I go back to this easy. Its from Ask Matt Larson a Question #24.

"Call one of the smallest real estate companies in your area and ask to speak to the top producing real estate agent on staff. Then when you speak to that agent ask him/her if they work with investors. If so then just explain to them that you just starting out but, you are very serious and you should have a chance. If they don't work with investors then ask them to recommend an agent that does work with investors and then talk to that person. Either way the key is speaking to someone that has a lot of success because people that are successful will only recommend others that are successful. Also, when you are talking to a successful agent ask them which mortgage broker they recommend. I have a saying "if you show me a successful real estate agent, I will guarantee they have a list of creative banks they work with". Every successful agent has to jump thru hoops to get people qualified for loans and because of that they know which banks are the best at that time. Repeat this process until you find the real estate agent and the bank that best fits you. Good luck."

Not too much to comment. Just plugging away at building my buyers lists. Keep having to weed some out for being full of it. Its been a challenge for me because I have 3 kids. My youngest goes to am preschool and that's my quiet time. The only problem is the folks I call are not cooperative of that. Smiling Usually I leave a message hoping they call back before 12. Also trying to find an agent to work with. Its hard to get around the negativity I encounter. You'd think they'd WANT to make money, or a chance to. Whatever. They are out there. Just gotta find one.

I love reading this site. I started on the site back in 09 and then most posts were about near deals, or accepted deals but not too many closed deals. Now everyother post is about a completed deal. I love it! Give me much hope. I'll be one of them soon!

Still working on buyers lists. BUT I got a deal going here, possibly. I found a home mentioned on CL. 4/2.5 home, 1453 sf. for 89k. Only 1 ad. So I called. been listed for 1 mo. JUST dropped that day to 79K. So I go check it out. Not to bad. Its a short sale. Owners moved out. basic structure good. needs mostly cosmetic rehab, updating. 2 kitchens, 2 tubs, 3 toilets all need replacing. I figured about 40K rehab. So had a contractor out to get an estimate to confirm. I was close.
So I put in my offer. 21,400. 500 earnest payment. Not to happy about that but, we'll see what happens. fingers crossed! Checking out 2 more houses in the mean time. Personally ,I feel better with a buyer when i have an actual house to sell them.
