Rehabbing Properties Out of State

I wanted to get some insight from people who've bought major rehab/fixer properties far from where they live. I'm interested in investing in a particular area quite aways from me and I know I wont be able to oversee the rehab myself and make sure everything is getting done efficiently, which makes me VERY nervous. I know that I can find a contracter and do my research on him/her to know they are qualified, experienced, and dependable, but is there any other advice that might ease my nerves about buying and rehabbinig properties out of state?

Why do you want to invest out of state? We invest out of state but I am from the area we invest in. Plus I have a lot of family in that area. Now if you do not have family and you can find a good property manager they can over see a lot for you as well. Once you have your contractors in place and you think they do good work for you keep using them.

The contractors we use I don't have family check on them as much any more but I still have them stop by just to make sure work is being done on time.

I'm in the Seattle area where prices are pretty high. There's nothing wrong with investing in my area, but there are other parts of the country where I can get a much better ROI in terms of buying and holding properties for cashflow. I'm seeing properties bought in the midwest for $20K and $30K and they're renting for $700-$800 a month. Returns like that CANNOT be achieved here and i want to get in on that.

So i just want input from people who've bought properties out of state where they weren't able to oversee the rehab project themselves.

The reason I asked you about your area is do you want to buy and hold which is good in the Midwest or do you want to wholesale which would be better in your area.

As for us I am from the Midwest and I have family there to help us with leg work and watching over properties. If you are looking to buy and hold and want to pick up some properties that have a property Manager in place let us know. Just send us a PM.
