I been studying Dean's books for quite sometime now. I know how to locate good deals and make offers 30, 40, 50, or even sometimes 60% off the FMV. I also know how to market these killer deals in order for an end buyer to take it and close quick on it.
The only problem that I have is getting the property locked up under contract since I have never done this before. I've seen the contracts before but never quite understood what to fill out in the blank spaces. It can also get very confusing when filling out more than one set of contracts.
If I could meet someone here in the Louisville metro area thats a DG member and explain to me in person how to fill out contracts with sellers and endbuyers; that will be great!! I could very much be on my way to becoming a successful Real Estate Investor. I could also inform you of any potential killer deal here in the Louisville metro area that I may know of.

Hey Jim so you said that you can get here soon because I know of this deal in Louisville. Its a Duplex. The downstairs being a 2 bed 1 bath and the upstairs being a 1 bed 1 bath plus a vacant piece of land for just 5k. It also a handy man special. Its going to need repairs but it has potential. The vacant piece of land is probably worth more than 5k and it comes with the duplex. When can you meet me here in Louisville?
