Want off market sellers to call you? I think writing letters to vacant home owners is a great marketing avenue. I have vacant homes in every state! With the owners address! I want to partner with other wholesellers. If you are interested, please PM me! -- This is how I got my first deal, and I will give you leads and help you build your/our team! if you don't have them already.
REI Association. You will meet buyers and people that want to work together and even people to mentor and split deals with you. Can't stress enough how important this is, and Atlanta has a lot of investors, and probably some great clubs. I would belong to more than one of those as well. Best wishes!

CS, I have 18x24 yellow and white bandit signs (50 or so). I put them out 3 or 4 weekends and got a few calls but nothing ever came of it. It's hard now for me because my wife works Fri, Sat and Sun nights so I can't put them out on weekends anymore (we have a 3 yr old). Today I've been on Zillow, looking for old fsbo listings, running comps on TotalView RE, and making email offers at 65% of the ARV. I've also emailed a bunch of agents in my area to see if any of them work with investors and told them to send me any listings that they think might be a good deal for me. Any other ideas to attract sellers?
