Co-Wholesale/Joint Venture Deal In Los Angeles or Las Vegas

Hi everyone, I have a cash buyer that is ready to buy in the LV and L.A areas. Looking for something no more than $200k in Las Vegas/Henderson and deals no more than $350k in the Los Angeles area.
I am willing to either do a 50/50 split on net profits, or I will add my fee on top of the wholesale price you have.
