I drove around in my neighborhood this weekend and wrote down about 50 addresses of abandon homes in the area. I am looking for a mentor or just some good advise to help me get things rolling.

Now that you have done the "leg work", get on the computer, go to your local counties tax website, and look up the addresses. Some will give you the owners names, some won't but at least this way you will have some of the names of the people you want to contact. You can either write them a letter, or if you want, contact information(411) and get the owners phone numbers and call them. Let the owners know that you are interested in their properties, and want to see if they are willing to sell, or at least let you option their properties to someone else. If you can, see if they will allow you to look into the properties, get together a list of items that will need to be repaired, if that is the way you choose to go. If you are planning on wholesaling the properties, make sure you have your buyers list together, might want to get buyers list together before you contact the homeowners, so you know that you may have buyers for the homes. You might also have buyers lined up to assume the properties from you, maybe even just getting a bird dog fee would be a way to go. You have many options, but getting the property owners names is a great start.
