A little help please

Hey DG family. So I had an interesting call yesterday from some type of real estate licensing agency here in Utah. A guy called regarding my add I had posted on a utah site. I explained to this man what I do because he talked as if he was a prospective buyer and wanted me to find him a house but as I explained to him that Im not a real estate agent and that I use an agreement called a "finders fee agreement" which I am told is perfectly legal and "assignment of contract" (also legal in utah) he suddenly says "Im an online investigator and Im calling to let you know that what your doing is illegal!" Well I kept trying elaborate a little more on what I do... He didn't know what a finders fee agreement was nor did he fully understand assignment of contract but he said somewhere along the lines that because I am not a "licensed" real estate agent, I am doing illegal trafficing of real estate. Hmmmmm.... very interesting! This is the exact add I had on the site. Anyways, Let me know what to do in this situation. Im a little confused and lost but I really don't think anything will become of it..

I would just take out the

I would just take out the part that says you will find what they are looking for and put This in .In the future, If you speak to someone like that again I would just say that you have property under contract and you are selling your interest to the property. This way they cant say your acting as a realtor.
I added a few things and took out a few things. you can use it if you want, or not.

My suggestion

I suggest that you get prepaid legal also. It's like having your own legal team. I have it, it costs me $26 dollars/month. They'll look over all your contracts and answer all your legal questions.
