Nashville, TN area... house for sale

I have just learned from an old friend of a property for sale if you are interested. I would just want a birddog fee if it turns out to be a deal for you.

The story on this house is that the land is probably worth more than the house (so it might be a great fixer upper deal). All the homes in that area sit on about 4 acres each. This one was a farm where the father divided it with his children, and it was the "home place". It was told to me that it just needs someone who could fix it up or level it and rebuild. Also, it was high enough that it was above the flood they had last year.

I do not know if it is a foreclosure, but the owner and his wife are expecting their 4th child and he is starting a new business that requires a lot of time. That's all I was told about why they are selling so it very well could be a foreclosure or pre foreclosure... but I don't know for sure. Property in Nashville

I got more information on the farm house. The house is being sold "as is". The foundation needs to be leveled which is doable but would run about $30000 according to my source. The roof is in good shape. It is on city water, and they use propane heaters. It doesn't have central heat or air.

It definitely needs some work but sellers are motivated and it sounds like it might be a good deal for someone to rehab.

Info on Farm House

Owners are motivated although they are not in foreclosure. The husband is president of an agency and is too busy to do needed remodeling. They are expecting a 4th child in July and want to be moved by that time. They are looking for something in the same area (Davidson County) so this could possibly be another deal. My source is a relative and says they have not made an offer on anything as of yet. The Farm House is listed for $264,900. Description above in #4.

This house is still available. I talked with my friend today and she said they have had lookers but no takers. Is there anyone in or near Nashville (Antioch) that might be interested in this house. If you have some buyers/rehabbers and have run the ##'s and know its a deal, have you considered locking it up under contract and assigning for a profit?

What are the comps in the area?

Research the property and find out the purchase price and all info.

Would the owners consider L/O? or owner finance?

I am in SC and only want to take a finders fee. The purchase price is $264,900. I told her I would see if I could find anyone interested. It sounds like it could be a really good deal. They are very motivated, but I don't know them personally... just going by what their relative told me. Also they are looking for something else in the same area since they want to be moved before the baby comes in July.... so it could possibly be two deals for someone. Thank you though for the suggestions. If I were close, believe me I would jump on it and lock it up.
