I am in NCFla and am newbie with small exposure to my own investing from the 1980's & 1990's.
I have a N Fort Myers opportunity on Barrett. House appraised 5 months ago at 249,000.

Owner has 5/3rd bank mortgage of 65k (for thirty years-385.00 month-restructured w/ obama).
Person who is Lease Optioning property from owner is paying 1000.00 per month and 200.00 of it goes towards purchase price.
There is a 5 year balloon to pay off owner.
Owner does not want to wait on balloon for total amount. Owner wants 100k in pocket and 65k note paid off.

Not sure how to get this completed. Could 60k note be sold at discount and new buyer finish holding note, or restructure with lease option buyer?
Not a distress sale but owner has business venture out of state and would like to use the dollars in lieu of waiting.

House is totally redone professionally, new appliances, impact windows, seperate appartment, seperate work shop w/ office.
