Craigslist Posting Dates

Hello, I want to start placing ghost ads on classified websites about properties for sale to attract buyers. They tell you when a buyer calls to tell them that the the property already sold, but most of the classified sites like craigslist have the date the ad was posted. So if my ad is near the top of the page, and a buyer sees that it was just posted that day, then how can I tell them it was already sold when they call?

I'm not encouraging you to lie, but since this is a ghost ad you can claim that you put it up just in case the deal did not go through. In other words, you are anticipating and getting a head start just in case things do not go as planned.

I think you can actually lose credibility as an investor with ghost ads; however, if you have a great deal and post it on CL, believe me, you will not have a problem finding a buyer... so I would recommend that you look for a deal first...

Good advice

I agree, i don't like the idea of ghost ads either. I'd rather just be up front, but do ads advertising that you wholesale really get buyers attention? Or isn't it better to just find cash buyer ads and call them instead?

Craigslist is a great site to start with. I live in Detroit and I locked up a nice rancher in Lincoln Park for 12k. I made an craigslist ad selling that property for 14k. I gotten over 25 calls about the home but almost all of them wanted land contracts. After being posted for 2 weeks I got a call from a buyer who had cash to buy and close. If you REALLY want to attract buyers pay 59 bucks and place your deal in the newspaper- its money well spent!!! hope this helps
