When wholesaling with a fsbo, what are the detail mechanics or process steps all the way until the closing is final ?

Hello every body good evening, my name is roddie. Can any one please tell me in detail when wholesaling with a fsbo, what are the mechanics or process steps from the moment you start talking with them all the way to the end of the closing. It's so much information out there that can be very confusing. It's like putting together a puzzle. It appears that you only can tie up a property with just a fsbo and probate matter. Then I hear people saying that double closing is illegal, and that a lot of information is out dated out there. I Been studying real estate for awhile now and I want to get going in wholesaling. I just want to have this brick wall out of my way so I can move forward in life. Gosh there are so many guru's out there who seem like their just promoting their product and want to teach you other areas of real estate that I don't want to get into right now. Then there's some who focus is mainly wholesaling but still their prices are way to high and they seem to want to get in your wallet. Not to say that there are not true and honest people. I just want to get this due diligence or mechanics in my head and move forward. Im looking for a mentor as well and a course about wholesaling that's reasonable to most people or your most average American person. Also look for a rei club in your area and attend their meetings; network with other investors there.
There is a lot of great information on this site; read some of the threads on wholesaling.

Thank you Valerie very much, I just order that book and I hope that it will break down things (due diligence) of what I need to know in detail step by step the moment I meet up with the seller/owner, like from determining if their motivated, asking them the right questions about them and the property, the Mao formula, the cma, about if I need to bring an inspector in to assist me (I don't have a trained eye) cause a lot of times owners don't know when the last time the place was inspected or they don't have the paper work or they may not be telling the truth about stuff, about if i can use a contracter or realtor to assist me, about what papers to bring to the title company and when, how the title company can go about assisting me, what's the best closeing strategy to use when closeing etc..
