I wanted to just send everyone some love and also give a little reminder about the biggest part of wholesaling.

I have talked to and worked with a lot of wholesalers over these past 4 years and I have heard a lot of common beliefs about the key to wholesaling.

The cheaper the house the faster it will sell?
My numbers are right on why didn't my deal sell?
This is an amazing deal it will sell fast!
You can make over 100k on this deal!
Is it about the deal?
The better the deal the faster it will sell right? WRONG!!!

Come in and really read this because it is by far the most important thing you need to know when it comes to wholesaling. It has nothing to do with how good the deal is to you.

Are you ready for the secret??? Read closely and really take this in. I am sure you have all heard this before but for some reason not everyone really understands the power of just this one thing.

The Number One Key to Wholesaling is your BUYERS!!!

Yep, I know what your thinking. But I already know this right? Let me ask you how much time do you spend on adding buyers to your list? Is your focus in real estate about the deal/offer or about your buyers? If its not 80 to 90% about your buyers then you are missing out.

I will repeat it 80 to 90% about your buyers and your buyers list. Now why is that you might ask? When you have a strong and powerful buyers list then your deals will move quickly and with ease. Instead of counting on one person to close a deal you will have a pipeline to support you should things happen. We all know that things will and do happen!

So Please focus on your buyers, your buyers list, and focus on what they want and you will WIN EVERY TIME!!!

I will add my 2 cents.

Your buyers list is the key in wholesaling. If you have a good list of buyers then you will make some money wholesaling.

In one of my recent deals I had an exceptional deal. I just knew one of my buyers would pick it up. I put this property under contract and then started marketing the deal to my buyers and guess what happened...NOTHING!

I didn't have one response from my buyers. What do you think I did? I followed up with them. Some of them "had their money tied up in other things." Some of them said my numbers were wrong. And some were out of town and couldn't do anything with it at that time. However, I had one buyer in the end pick up the deal. We worked the numbers and he stood to make $25-30K on the rehab and sell. He was a little apprehensive because this thing needed some much work. However, we assigned the contract to him for $3,500. Not bad for about 20 hours worth of work. In the end my buyer ended up making about $45K on the deal.

My point is that your buyers list should be big, robust and continually growing. Always be building your buyers list.

Thank you all for the info. I just had a buyer call me who said he found a wholesaler who offered him 1 price then when he said he was interested that wholesaler raised the price 10,000 dollars. I told him if I find what hes looking for Ill quote him my price and stay at that price. Needless to say he now is on my buyers list. so a good thing came from his bad situation.
