I can get it for 35-40. I need to know how to find an investor. It is located in Atchison, kansas. A town of about 10k I want to make at least 3k on this deal.

Hello Luke
use the serach feature of this site and research the forums that provide you with countless of ideas on how to find investors. I also recomend that you read Dean's Book's (the 3 of them) so you can go out there and lock that property into contract and assign it for your 3K profit. The information and the how to is at your fingertips, you just need to go out there and grab it.
