Getting My First Deal

May 1st 2015 I am taking my real estate investing seriously, and now I am working on getting my first deal. Just a bit of information I live in Delaware.

Being a loan officer for over 10 years I understand the finance side, and I feel very comfortable speaking the language of real estate and speaking with real estate professionals and people in general.

So, I'm hoping what I know will shorten my learning curve. But, here's the problem; I've never been good at marketing my business. But, I've been good at marketing myself.

Now that I'm seriously looking for my first deal in this new endeavor I want to get up and running as quick as possible. (I know all new investors probably say that) I listened to a podcast that spoke about absentee owner and listsource.com. My question: Is there certain filters/criteria I should put in when I put together my list?

I really don't want to use bandit signs, but I want to use at least two methods to find sellers. Any suggestions?

If I'm understanding correctly that you're a loan officer who's doing a lot of real estate loans, then you probably have a ton of contacts who are agents, and probably have a good relationship with some of them. Ask them "do you ever come across listings that need quite a bit of work?" Some agents I've met don't want to execute their full marketing plan including fliers, printing, open houses, etc for a property that will probably be a low commission for them, but if they can easily sell the property for the client (especially doing both sides of the transaction), they're glad to do it. If you've done your work building up your buyers' list then when the agents ask why you're asking you can let them know you've gotten connected with a "network of investors" looking for this kind of property.

Greetings ASharif, I see you joined up in 2012. Have you read Dean's book 30 Days..? I read the book a year ago and dabbled some. But this year I decided to get serious and am reading 30 Days again. I recommend you do too, if you haven't.
