OfflineIs Bird Dogging illegal? (I'm in N.J.) I would love to hear from anyone who has used bird dogs? What kind of deal do you make with them? Do you offer them cash (how much) each time they bring you a potential deal or you only pay them if the deal goes through? I would appreciate if someone could give me real numbers?

Just use a licensed agent that likes to work with investors. I'm an investor and an agent. I'm always looking for deals that I'm happy to pass onto to investors. Capital is limited but there are deals everywhere. Licensed agents have access to the MLS and access and they are always driving around talking to people. Plus you don't have to pay them a "bird dog" fee; it's part of their job. They get commission. However, I don't think there's anything wrong with paying a bird dog fee to anyone. Just remember to 1099 them if the fee is over $600.
