Negotiating prices

How do you come up with the price when negotiating an assignment contract? for example: if the property is worth $200,000 and the seller is asking for $175,000, how do I come up with a lessor price? I know I just don't pull a number out of the sky, or do I? Please Help.

Prices

This is a great question. Anytime you are calculating an offer, it will be basically the same. FMV minus rehab, minus labor, minus closing costs (approx. 3%), minus holding costs and minus the amount of profit you are wanting to make on the property. That way, rather you are purchasing the property for yourself or assigning, you will know everything is taken into account and a profit will be made.
