There are lots of homes out there for sell. The Key is that you are looking for motivated sellers ones that should of sold yesterday. Could be the Four D's
Death, Divorce Delinquency and Disaster. Could be part of their motivation to sell.This might translate into excellent deals.The court house could be a great way to find leads. You can go there and look for Notice of foreclosure recorded against the property it will show up either by Notice of Defualt or Lis Pendens
You can also look for Probate property at the court house that property that is for sale after someone has deceased. Speak with the probate file clerk go through the records and look for their personal representative.Contact them to find out what they are going to do with the property.Also when you are at the courthouse you can find divorce records This could be a great lead alot of times someone going through a divorce needs to sell the home quickly to split the equity or if the wife is awarded the home they can't afford to keep it. Also when you are driving around and find a home that looks like it is vacant overgrown grass contact the neighbors but if they can't give you information on the owners you can take the address to the court house and get the owners name.
