OfflineJust wanted to reach out there to people that are starting, going already, anyone that wants to team up in southern california.
I work as a finance consultant at a company called 5 point capital and we lend money for a living.. several cash investors are people i work with.
I also have few seasoned investors that do all kinds of repair.. I even have a group that wholesales and flips with access to even more investors.
my goal was to work my investors first and use the last group as a safety net.
The problem is, we just are not finding properties. We are making offers every day. i need to put up more bandit signs i know.. but really no response from them yet.
Trying to make sure my wife can stay home with my daughter. Teamwork makes the dream-work right? I believe it does.
I am so tired of people telling my wife and I that we are crazy..(mainly her parent) going to sell 3 deals in a week and show them commissions for 20k.. just to blow their minds. I can't wait anymore for that day.
The time is now. I am starting my LLC soon, and plan on getting interns going, and exploring more commercial properties like ALI talks about.

Different environment in San Diego. Investors bidding up properties with multiple offers and slim margins.
I believe there are deals everywhere.. and we are looking in texas and tn now.. I have a team in TN, but not TX yet.
As long as the ducks are in a row, I am confident I can sell a good deal to them in any state as well.
