OfflineI found a home on the outskirts of town almost in the country. Problem is that it is only a 2/1 with 792 sq ft. Has new roof and kitchen and baths redone. Owner says $5000 could flip it. They want 25K and county records show it is at 33,985. It has only .52 acres. Home is free and clear.
Should I put an option to buy or a choice of option or low ball purchase of around 10-15K. I think the highest I should go is 20, 391 at 60%, but not sure if I can turn this over. Thoughts anyone

my re agent can't find comparables, and the ones that I find are really not comparable. One sold for 150k in that area but is 2.56 acres, 1629 sq ft and is a 1976 homes, and the comp was more than a mile away, which in the countryside could be a big difference. The next available comp gave no sq footage, was not in the county records that I could find and sold for only 40K/ Thanks

WHY do they want 25k? Do they need it to move, or is it possible that you could lowball a little?

But since there are no comps I am just not sure if I can find a buyer. The owner called me, and said she will talk with her sister and call me back.. So, I will have to wait and see if I hear from her, or give her a ring back and tell her I have an offer. Just not sure what to do here.
