OfflineOMG! Just hung up with a property owner, they have 80 acres in Sussex County, NJ for sale. It's been approved for a town center, 1/3 commercial, 1/3 light industry and 1/3 residential. It is about 1/4 mile from a minor league ball park, and down the road from some other shopping areas (Home Depot, Lowes, Kohls, Pet Smart, Modells, etc.) Going to do some research on what the property is worth, and to see if I can get this one (as my first deal!) under my belt. Working closely with Michael Mangham on this one (thanks Mike). Scared but VERY excited. I really hope this one will work out for me. If anyone has a developer out there who might be interested if I can lock this up, PM me.

Just be careful not to come across as desperate. People can smell desperate and you won't get as good a deal or they will think you don't know what you are doing.
