Purchase a 2/1.5 townhouse in Hialeah Gardens, FL, probate property, picked it up for $33,000, remodeling cost $16,250 plus a $750 bonus for the contractor who finished within his stated 45 days. Have been renting it out for $1050 since May 2013, minus an HOA of $130 a month, offered the renters option to buy, they refused, have two qualified offers on the table for $115,000, awaiting appraisal. Will be using the investment and profit to purchase two more homes in the Central Florida area, where we just moved to 6 months ago.
Taking a look into "wholesaling" due to a lot of out of state owners that have their investment properties unrented and just sitting there empty.
It took us a while, but we feel a lot more comfortable and certain of our real estate investments now.
BTW, we have an opportunity for an investor/builder to build on 24+ acres in Tilaran, Guanacaste, Costa Rica. This is a ground-breaking opportunity in a stable country/area, that is close to Lake Arenal the 2nd most visited tourist attraction in Costa Rica.
