Ok, I had a call off a bandit sign from a lady that had lost her house to a BK. The person in charge took the trailer and was going to use it to pay off debt. Forward two years and they had given it back to her without telling her. She moved on and no one paid taxes or HOA fees. So, in steps keith...she stated she never wants to own a home again and that if she doesn't do something with it she will let it go to tax sale. I offered her 2k and she took it...Here the big boom...They own the land under the trailer...It is only one of three parks in this big city that is this way.
The plan: I will fix it up, pay the taxes and clear that off of her name, put about 5k in it. I will then sell it with an owner carry for 35k with 5k down....Income for the next 5 years at 500 per month plus a few extra payments for interest. They win, I win and the old owner wins...out standing.....NOW GO GET SOME

I love mobile homes. Yes there are things that you need to be aware of (like - does the land come with the house) but they can be BIG money makers.

How do you figure out how much it is to move a trailer? Is it based on the distance? Is there a general rule of thumb to add for moving a trailer when you're making the offer? I would image that you would have to call a trailer moving company for a quote, right? Just learning and any info is much appreciated.

ALOT of things come to play, however Keith was NOT moving anything as the MH was on its Own land.
Moving & set up can run $3000+ easy,(always check to see if MH has axles/wheeels to move it) and if you dont have septic, well elec. etc in place , add more

...for the clearification. I misread the original post. I thought he said they did NOT own the land. Thanks for setting me straight. I didn't even think of the septic, well, and to check for wheels/axles. Alot to take into consideration when dealing with trailers on a someone else's land.
