Closed my 3rd Deal

Hello fellow DG members. I have been a member of this site for about 18 months I think. I posted my 1st deal last January when I got my first wholesaling check, and made $3,500. I did another deal in May ($4,000)but didnt post that one, and I just closed by 3rd last week ($2,500), so I wanted to post it because I'm sure there are some newbies out there who could use some inspiration I guess and to prove that this stuff really works. I started wholsaling after I read Deans book, "30 Days to Real Estate Cash". The book didnt do the work for me though, I actually STILL had to get off my butt and work for it, and THAT'S why I succedded.
My first 2 deals came from bandit signs, and my 3rd deal came from a FSBO (For Sale By Owner). I saw a FSBO sign in a nice area of town when I was actually "driving for dollars" looking for vacant houses. I called and the owner was only asking 55,000. My next question was "Is that negotiable?" and he said yes (so I knew he was motivated). I knew his asking price was very low for that area, so I asked to see it that day. I saw it and it needed a COMPLETE rehab on the inside, but the outside was in great shape. After running my numbers I knew it needed about 20K just to make it "rent ready" so I made my offer of 25K (knowing I could wholesale that thing for 30K all day long, because of the area it was in), even though they were asking 55K. I didnt feel like I was lowballing because the house did really need a ton of work. He countered and said he needed at least 30K (so already i got the price dropped by 25K!!!!)I said I cant do 30K, but I could do 28,500, and he accepted. Signed the contract that day, showed my main buyer who bought my 2nd deal, and we agreed on a price of 31K, because of all the work that was needed. I simply "assigned" my contract to him at the title company, and they gave me a check for $2,500. This entire process took exactly 11 days to complete! I had about 3 hours worth of my "time" in this deal, so that's $833 an hour!!! I only did 3 deals in 2012, but this is a new year and I am taking this thing to the next level in 2013, I promise MYSELF! I could NOT have had the courage to do this if it wasn't for Dean's constant motivating and telling all of us that we CAN absolutely do this! So I want to personally thank you once again Dean, for all of your hard work and dedicating this site and a lot of your time to all of us DG members, Thank you. I also want to send a shout out to Michael Mangham from this site, he keeps pushing me as well and has been there to keep me strong when I am feeling frustrated with things, so thank you Michael...this stuff is simple, but not easy. You have to work at it, and when you fail, learn from it and do it again, and again, and again, until you succeed. Cheers to 2013!!!
