WOW momentum is on my side!!!! I have another non refundable down Pymnt and a CASH purchase offer signed on my 28*48 manufactured home on 1/2 acre !!!!! I have been marketing this for a few months and FINALLY have a signed offer and waiting on closing . I have made multiple profits on this property by selling on a land contract with down payments and monthly on 3 separate contracts that were eventually disabled due to buyer circumstances. First I bought this land with a single wide on it and then sold for land contract. Made on the down and monthly for a couple yrs !! Then made ANOTHER profit by receiving 2 k to let buyer move single wide off and bring in HIS Doublewide. NEXT the buyer divorced and offered doublewide(manufactured) home to me for 30 k ?????? What??? I said no way !!!! Then he said 20 k !!!! I ended up buying this for 1 k ..... No lie , I have the purchase offer Contract to prove it !!! This was in rough shape and I had to take out 6 ... YES 6 loads of debri out of the house and have it cleaned inside and out. I then let another good talker and persuader to move in with no money down but promise to pay $700 per Mnth. He had 4 children and I believed his STORY of not having anywhere to go. We'll with me working full time and having to keep heat on in winter or winterized the pipes I thought it would be good to let them in now and it would be good for both of us ) WELL he trashed it again and I made a couple thousand again but had to expell him and AGAIN I had to take a few loads more of debri to landfill and do some carpentry and market AGAIN !!!! We'll I thought on this one it's time to sell for cash !!! So market , market , market on Facebook and post lets and craigslist and word of mouth I went !!!
After MANY MANY showings and failed sold attempts I LOWERED my price to attract an investor from Vermont and I believe he will buy from me again and again because it is such a GREAT deal for him !!!! He traveled from Vermont to ny just to hand deliver the non refundable down and sign purchase agreement and we r on our way to closing DEAL # 3 this month !!!! YEAH BABY !!!
