OfflineI'm kinda hung up on how to write an letter (offer) to prospective Seller. I've been following a particular piece of property I'm interested in near where I brought Deal #1. With this specific property, the Seller owes past due taxes on it and I pretty much want to see if I can lock up the property using a Sub2 deal where I bring the taxes current and the owner deeds the property over to me to dispose of as I will.
Of course, I'll run a title check to make sure I have marketable merchandise along with including a general inspection clause and certain other contingencies (addendum) to protect/benefit myself. What I'm stuck on is how to word letter/offer exactly? If they reject my first offer than because I know the current market value of the similar properties. I'm more than willing to make an all Cash offer for 50% under what it was last sold for due to the area's sold listing prices, to try to wholesale to another investor.
