Need Hard Money for a Great Portfolio

Through the teachings of Dean’s academy earlier this year I purchased a rental property $60K below tax value; built in 2005 in Charlotte, NC which is currently providing a positive cash flow of $299.24 a month. This area shows potential and a clear opportunity for financial growth. My plan is to structure my business with positive cash flow using rental properties from that area. I was presented with an opportunity to purchase a portfolio of homes that consists of (3) 4br 2.5bths, (1) 3br 2.5bths and (5) 3br 3bths; with all of the properties currently being leased and were built in 2005. My accountant and I reviewed my strategy in order to confirm the numbers needed for success. Based on the numbers the CAP rate would be 17.23% with a hard money loan of 10% however I am willing to review up to 13%. The gross monthly rental total is $7,375 which more than covers any monthly expenses. My accountant is preparing the business plan for a commercial loan for financing as an exit strategy in 6 months to a year which will not be an issue because my credit is excellent.
