Cash Only Deal

I am a new SFL student. I just found a deal that has to do with (1) condo, and a house, or will sell individually. The deals look to be 40%-50% off.

I just got this response back from the owner: "I can't entertain or contract with investors trying to find buyers on my behalf".

Evidently this individual has had a bad experience with assignments, or birddoggers before.

What would be the best way to respond to this negativity? I guess I could Birddog it, or use OPM!!

Anybodys ideas or input would be greatly appreciated.

Well here is the sellers original email in response to my first email:

Hello,

Am free Friday forward. Please note, these are cash only. I can't entertain or contract with investors trying to find buyers on my behalf. If still interested in seeing either or both of them, you can ring me at xxx-xxx-xxxx Alternately, you can email me any questions you may have on these properties.

Here is how I responded:

Hi Robin,

Thanks for the reply. I understand the cash only, and if all shows good we can maybe work out a deal. I am a real estate investor. If this proves out to be a deal that I can handle, I will buy it myself. If not, I have other partners that might be interested in it.

If you are available Saturday, I would like to start off by looking at the Doraville location 1st. I am pretty flexible Saturday. So you tell me the time and we can meet at Doraville.

After reading the sellers email again, it really sounds like someonne tied up her property, then backed out after they could not assigned it.

I guesss I have a couple of options:

1. If the deal proves to be a too good to be true deal, then I will go for the hard money lender route.

2. If I find myself a little skeptical, then I guess the safest/quickest route would be to birddog it to my buyers list.

So, what does everyone think? Am I headed into the right direction? Please provide any ideas, or input that you all feel will be helpful.
