I posted a property I am wholesaling in the classified section in Burbank, CA.

This is a property I have under contract and am assigning. I am looking for a cash buyer. This one is available again; On a map, it looks like a major street; but its not on a major street. Its just a very wide residential street; the street is very quiet, just neighbood cars. It is very near a park and another one that was outdated but larger (2100 sq ft) also across from the power lines sold for $545K in need of much more upgrading that this house; so the value is there; but the fact that its on such a wide street really makes people believe this is a major road when its not (I even thought the same when I first looked at it on a map.

Another thing is there is a house next door that's a short sale. It was priced really low at a teaser price to get a bidding war and it worked. That property is under contract at a higher price than listed, but the agent will not reveal the price. It is also in need of a lot of repairs and upgrading.

This home already has bathrooms upgraded, and it’s a minor rehab. If you're a buy, fix and hold buyer, but to make this one rent ready would just require interior painting, painting the trim on the garage and front of the house, painting the cabinets, adding some appliances, new linoleum flooring in the kitchen and laundry room, refinishing the floors, fixing 1 broken window (it already has updated dual pane windows) and a thermostat, and a few minor adjustments or repairs to make it rent ready (I could not test the heater due to the thermostat knob being missing to turn it on. That's all it would take to rent it for $2500 to $2800/mo.

If you are going to buy, fix and flip, it will need the above plus the kitchen upgraded, including the flooring. Its got a great setup and the yards are nice and big. Please let me know if you'd like more info by PMing me. I don't like to give codes without first talking to people on the phone.
