2 for 1 in Augusta, GA - request guidance

I'm located in CA but have family in SC sharing border with Augusta GA. I have opportunity via family contact to wholesale assign two SFRs in area of Augusta being rehabbed. Homes built in 1955-1961. Both homes have repairs and electrical upgrades needed.

I'm not sure how to proceed here. I've run the comps and am collecting repair costs for potential investor and presentation purposes. BUT, I first must come up with a price the elderly seller will agree to. On the first home we are discussing... Right now she thinks it is worth 2-3x what it is so I am slowly bringing her into reality. She does own both properties free-clear and would like to cash out.

I'd like to sell this as a wholesale property to an investor and want to make sure I'm using all the correct forms legal in GA. Is there anyone here who can guide me in this? I've heard stories on DG and DVD of people doing these deals without an agent, any money or legal fees, which is how I'm hoping to accomplish the transactions. It's the actual legal documents for GA that I'm concerned about at the moment.

I've read all the DG books, and now it is implementation time... people say it's easy after the first one but all I see is fear of some legal mess on my hands if not done right. What forms for GA? I'd like to sign a Purchase Agreement with the and/or assigns clause that is legal in GA without RE Agent involved, as I have a direct relationship with the seller. Anyone have experience in GA wholesaling without agent/atty drawing up the docs? Thank you in advance for any guidance, documents, or contacts for GA. ... and Happy 2012!

Your best bet would be a

Your best bet would be a local real estate lawyer. They would have or be able to draw up what you need. Try Google real estate contracts for Georgia. You can guy single contracts or full packages off websites. Also get in touch with county courthouse some have usable contracts on file although I see fewer and fewer lately. But best bet is lawyer.
