On page 114, he is most likely referring to investors or cash buyers in his buyers list. As to your other question, I'm not too sure.

Dear Bobbymac n Debbie; you question from 125 summary is "I've got buyers with decent credit that could not get funded through traditional channels" I think this means they have the credit score or but maybe because they are either self employed,or their credit score is just not high enough. Some regulation of the bank makes so this customer cannot qualafy for. Each bank has their own set of qualifications they have to follow. So what he is saying on his team he has a mortgage broker that can shop around to see which bank this member could get approved from.
