Bargain Project No. 4: Update the Lighting

When you turn on your bathroom light, does it feel like you're in a police inquisition with those blinding lightbulbs glaring down at you? If so, it's time to update your lighting.

"Most of us have a basic light above the sink, and it is terrible for daily tasks," Williams says. "Lighting can make the biggest impact when you are remodeling. This goes a long way to increase the ambience and the value of the room."

If you want a dollar for dollar investment, task lighting (which is similar to accent lighting) is a great option. For example, you can add some canister lights that are recessed into the ceiling, or choose pendant or sconce lighting to help illuminate a mirror.

Another good choice, Williams says, is track lighting, in which lights sit along a track on the ceiling or wall and allow you to adjust their position to shine wherever you want.

You are right! Lighting makes a huge difference in the overall project. Mood setting, brightness, and many other factors make it a big priority on every deal that I do. I can't think of the last property I have walked through that didn't need new lighting. And you don't have to spend an arm and a leg to redo the lighting in the property. Most standard 3 bedroom 2 bathroom houses that are investment type properties can be relighted for under $1,600 which would include even a few ceiling fans. Yet it makes such a big difference. I like to use brushed nickle finish to tie into the brush nickle finish I do throughout the rest of the house.

Brushed Nickle

I totally Agree! Brushed Nickle makes all the difference in the world. Rich and updated is a great way to describe that. The other thing I like is you are able to Coordinate much easier when you use brushed nickle. You don't have to worry about matching and having it be a different shades like you have problems with if you use other colors. I love being able to share ideas and things that work.
