Septic vs City Sewer

Does any know the estimated cost of changing from a septic tank to the city sewer? I understand that you have to pay to get a line to the street....but what ball park costs are involved?

This is coming up because I might have a deal to wholesale, but the property is still on septic. I'm not sure if people are turned off by that fact and I want to be able to estimate cost to change it over in the future if they want.

I can give you an idea of the cost, but your county impact fees will be the determining factor in you over all costs.
Your impact fees will include the hook-up cost, but you will also need to calculate an excavation company coming in and doing the work. Their cost will be determined by the length of the line that needs to be run from where the sewer line exits the house. This is normally the back of the home. Then you will have some cost to fill the existing septic tank or in some counties like mine, they required that the septic tank be crushed, and then filled with a flow-able material, like pea gravel.
I had so many problems with my septic tank that it was worth the extra expense to get hooked up to the sewer and we have been problem free since.
I would call the county building permits and zoning for more details to get the best estimated cost. It would vary so much, I would hate to put a price on it and impact fees are high in your area. Check with the local authorities for your best pricing.

I did wholesale this property in spite of the septic tank. The buyer did find out that our county has a little know regulation that the seller must pay for the septic tank to be inspected and cleaned prior to the change of ownership. Apparently the county started this just to keep track of the old septic systems.

My seller did not initially want to cooperate because no one did that for her when she bought it. We did, however, negotiate a little and the seller paid some of this cost, I paid for some of this cost and the buyer paid initially out of pocket. Everyone was happy and we closed the transaction.

I did discuss options with the buyer about putting in a sewer line in the future if he wanted to rehab it and sell it for more profit at some point. It is quite expensive, but probably worth it to get the most out of a retail sale. He purchased this as a rental, so it doesn't need any work right now.

Yeah, that's why I don't buy houses with septic tanks as rentals; you can't monitor what tenants throw down their drains; and you don't find out until there is a problem...
