Do I need FINANCING for assigning contracts?

Is it true that i need financing for Assignment of Contracts, as well as checking my credit? Because several Real Estate agents have told me this. I get worried because I am so determined and so far I have business cards, a website and my 1-800 recorded message. I've went so far to get discouraged. Anny comments?

Do a search for: "proof of funding"

Realtors will sometimes try to screen serious buyers from people who they will feel will waste their time. It is not like a law or anything, just their own preference. Tell them if it is that big of deal you will find another realtor because you are ready to move fast and have already lined up funding.

Coastal Funding will give you a letter of funding if you end up needing one and will facilitate the double close (basically the same as assignment in overall strategy, just a slight difference in the way the closing works).

If you are using a realtor, you will need proof of funds. If you are using a FSBO, you will not need financing or proof of funds.

It depends, you can use the contract on this site under link Forms and Docs to submit your offer or your agent and/or the lender may insist that the offer be submitted on the appropriate State (your state) RE P&S Agreement Contract.

QUESTION FOR ALL

WHAT IF YOU COME ACROSS A PROPERTY THAT IS CURRENTLY IN FORECLOSURE AND THE DEAL MAKES SENSE. I DO NOT WANT TO FLIP IT TO ANOTHER INVESTOR. WHAT I WOULD WANT TO DO IS EITHER LEASE IT IF I DECIDED TO LEASE IT WOULD I HAVE TO TAKE MY NAME ONTO THE DEED CORRECT? BUT THE HOMEOWNWER NAME WILL STILL BE ON THE MORTGAGE AND HOW WOULD I GET HIM OUT? OR IF I RENT IT HE WOULD HAVE TO LEAVE. AND IF HE LEAVES HIS NAME IS STILL ON THE MORTGAGE


Trying To Research Property Info

Hello,Everyone, I have several properties in my area that are nice properties looking from the outside, all three of them are vacant. I don't have a vehicle to get to the courthouse, which is really a distance from where I live. I was wondering was there another way to get access to the property info, and finding the owner, besides a realtor, or is that a good idea?

You can go to your county tax assessors web site to find the info. Just Google the name of your county,along with tax assessor.
