im hoping to get some good info on this topic as i always get great answers when im in need. with that said here is the situation...i have a client who is living in a mold infested home. the problem is the owner will not fix it and my client is very frustrated. i just found out the owner is not claiming the property as a income property so that is leading me to believe that he is probably not paying the property taxes either which is to my benefit as i have started purchasing tax liens and i rehab properties already.....any thoughts? thanks in advance!

thank you for the quick response.my contract is with the renter only at this time but i am also in the process of doing my due diligence. after i have all the info i need then i will contact the owner to see if they are willing to release the property through a FBO but if taxes are not payed then i will pay the taxes and wait for the redemtion period to expire and take control of the property. mold does not scare me as i am a construction super intendent by trade and i have all connections i need to rehab the property. i will contact the support center also. thanks again! what a great group of fellow investors like yourself!

thats what i told my client but because of financial issues they are stuck between a rock and a hard place. this is the best part of being a investor, "HELPING MY FELLOW MAN WHEN POSSIBLE!"
