I am wondering how you lease option get this to happen. Sell house on Lease Option and have your tenant buyers do all the repairs/ painting etc before they even move in? I know Greg Murphy does it but how do you get them to do it? I know in my town, I have to get an inspection from city and get dwelling license for each property, so if needs work they may not give it to me.

I probably would suggest that you sell on a straight option contract. The buyers will have equitable interest in the property and take pride now of owning later. They will be optioning the property "as is " at a great price and a great opportunity of ownership.Let them know that the fix up is something they need to do so the price is affordable and to their advantage. When the property is ready for dwelling license then you can rent or lease to your tenants.(same person or people as buyer) The idea is qualify the prospect as buyer first, tenant second....
