Making Offers

When the agents send me a lot of 3 bedroom properties in the areas my buyers prefer with filters "As Is," vacant, price reduction. My next step is make offers 50% below the asking price? I'm assuming that's the next step. What are the next steps? I've never made offers before. Is it my job or the agents job? These are MLS properties. What do I do and what do I say when making offers? Is there a form that needs to filled out? Who is sent to?

Great job taking action!

From what I understand... Once your realtor sends you a list using those filters...

You filter it one more time by reading the descriptions of each one.

Eliminating the "newly remodeled" type description.

Look for keywords, TLC... tons of potential.. stuff like that..

Then once you filter those... give the remaining left to your Realtor to place offers on.. you just tell him the MLS # and the amount you wish to pay...

Great start. Keep going and getting the information from the Realtors. You need to make sure you have exit strategies in place. I.E., Investors or Buyers lined up to assign the property to, or sell to. All the potential in world will not help if you cannot find someone to get the property assigned to in the limited time you will have after the offer is accepted. So, make sure you have a strong buyers' list and then find the properties that make sense to them. Good luck an keep going.
