Locked-up a Deal in Vegas- Deal #8!

Still getting caught up, but some of you may have seen this one, the thread was "My Lowest Deal so far" (or something like that). It was in April.

I did not do any deals in March, but worked like Madmen getting the tracking, follow-ups and comp-ing improved.
And the market here was beginning to tighten up...

This was with the "old client" buyer... my second deal finally for him!

Listed at $49,900, locked up [not quite low enough] at $34,000

My fee was $2,000 but I am very very thankful. It took me less than an hour altogether on this deal.

Profits to date:
Cash- $19,000
Projected with the 2 JV rehabs- $48,000

My goal since Dec has been to hit $100,000 by the Edge, so I'm only half way there and due to the hiccups in the JV's it was becoming less plausible, but I wasn't about to give up.... not until The Edge!

No this was the "old client" from my other business.

Buyers I have done deals with:
1. WJ-- met at REI Club-- he uses hard money and buys/fix/flips; I "assigned" a deal to him, but he did not close

2. ST-- introduced to him by "my old sign client" GF, ST uses his own funds from Rehab/Flips as well as PM; I flipped deals 2 and 3 to him. He just sold one of them at around a $40K net profit!

3. JO-- he came up to me at the REI Club meeting and we have done 2 JV's, Deals 4 & 5; he's the one I have funded, but I shouldn't be and I'm only getting 50% of the split. It will work out in the future, though.

4. DS-- this is the call from my bandit sign, a husband & wife team that gets funded by her brother out of state; Deal #6 was done with them in record time of 4 [business] days from call to close! Deal #9 were with them as well.

5. GF-- he's my "old sign client". About 10-12 yrs ago he started buying SFR's in CA, then came to NV to buy/fix/get occupied & sell Apts-- I made his signs and helped with his promotions. He went back to do CA more and when I called him he was getting back into NV. He wants to do 25/month... so far I think the most he has caught is 13/mo (3 from me that month!) but he's gotten near 50 since Dec. He has his own funding. Makes his decisions in 5 minutes! He's a buy/hold pro investor; Deals 7, 8 and 10 were with him!

So, there's a little bit about the different types of investors I try to keep happy and doing deals with!

This brings us up to April in my catch-up!
