Listed at $58,900, locked up at $45,000 (not nearly the spread I had been getting, but with the tightening market, and the whole valley listings down from 21,000 in Dec to only 4,200, at least I got it.
Passed it to same buyer that called on the bandit sign for a fee of $3,270.
The profits to date were:
Cash- $22,270
Projected with the 2 JV Rehabs- $51,270

Hi this Amer,i need help with this.
I know you have been asking for help all over this site-- we are here to help, but I wonder, did you respond to my question (on a PM I believe) about what books, or programs of Dean's you have studied and where yu are in your studies? It is important for us to have an idea of what you know vs what you think you know, so we can help!

I wonder how your primary house deal turned out often. Do tell if you came out ok.
No, I don't double close. I came with an unorthodox way of making it work. In simple terms I have my buyer fund the closing, then Quit Claim the deed. As I recall you were struggling with getting "the right" agent (again, I'd love to hear), anyway a Rock Star agent is key-- mine handles a lot of "nonsense" I don't take the time to worry about and we get it done.

I could be mistaken, or it may vary by state, but I believe the bank MUST (by law) list an REO, so yes there is a Listing Agent and a broker in place and I do have an agent, as well. I've done "off-market" REO's but they get listed as a formality just before my offer is being accepted.
