NOT an REO
Listed at $76,900, locked-up at $53,200.
This one was out of my "old client/ hard core 25 deals a month buyer" criteria, BUT I called him anyway and he was SO HAPPY to get it. A tenant had been n place for 9 years, so it was a Turnkey deal.
I passed this to him for $3,000. He funded it and reimbursed me for EMD. Per usual, I Quit Claimed it to him.
Profits by the end of April:
Cash: $25,270
Projected after the 2 JV Rehabs are completed- $54,270.
So, I missed my goal of $100,000 by the end of April, but still I am very thankful! Shouting out, I'd like to extend gratitude and appreciation to:
- my Family, all their unconditional love and support
- our eldest daughter, Gina, for helping me so much by taking on a lot of my load in the other business so I could do this PLUS giving up time with her babies and husband to help me with offers, systems and "automations" in the wee hours of the nights or mornings
- of course to Dean, your passion fuels mine, and it is because I promised you I would "get off my ____" last September that I did
- to the Best Coach in the world, Ryan Hughes, his belief in me kept me going without sleep
- to Matt, thank you for your lessons, I use them every day!
- to my Rock Star agent, Val, even when she was overwhelmed, and wayyyyy underpaid, she persists

I'll catch you up on May and bring these summaries up to date as soon as I can. I just closed 5 more deals this month with 2 new partners added to the 5 I've worked with already. Now, I have 4 rehabs going, so I'll be busy turning them in the next 4 weeks. We've placed approx 900 offers to date. We shall see how they pan out because it takes 2 months or so to truly see the results. At this moment my ratio is way off , but who knows I might be blowing you guys up trying to "sell" 20 deals in the next month if I calculated well and the 25:1 sets in again.
Off to a meeting with my agent-- on Sunday!

Ohhhh what a roll! I jumped in with both feet and said to heck with trying to understand everything, the only way is to do it! I'm still a newbie and so grateful "Seasoned guys" like you two-- thank you!
As for how do I keep up Keith? Hah! I try! But, that is my focus right now. Getting Wholesaling on auto-pilot has been part of my plan all along and I have done well at times with organization, but not well other weeks. So, since the Edge I have been focusing on [doing deals] AND getting my in-house team in place. Yesterday, in fact I spent 8 hours with my agent and we called in a programmer she knows-- we began a custom database. I'll keep you posted.
Me and excel get along quite well, but I haven't caught up since the Edge-- and we placed over 500 offers in May, so it's database time!

Believe Matt's 25:1; it's uncanny. During the first 6 months (from Oct 2011-April 2012)
my ratio went from 16:1 to 24:1 to 26:1 to 27:1, then in the last week of April with aggressive offers (72 that week, and a total of 390) my ratio soared up to 39:1. At the end of May it was still 39:1. As the coming weeks pan out and we get offers accepted from April / May the ratio will settle in again; if so I should catch 14 deals this month.

Just thought I'd update you on the ratio (from the post above). I only caught 7 deals in June-- and because the inventory is low, new offers were also low, but we were aggressive with counters, Highest & Best and more activity on existing offers.
I checked the ratio this week and its at.... drum roll for Matt....
26:1. Really amazing in this market.
