Prepare for the Best, the Worst and Capitalize on the Rest

Ok so I messed it up in the subject line - I was trying to shorten it to give this post a title.

I came across this quote by Zig Zigler (who I love btw)

"EXPECT THE BEST. PREPARE FOR THE WORST. CAPITALIZE ON WHAT COMES." Zig Zigler

I coach a lot of Dean's students and have for 3 years so I hear it all. I'm directing this post, for the most part, to all of the "newbie's" and/or those who consider them "newbie's". Too often, new investors who are learning, have a specific $ figure set in their mind of what they want (usually it's what they "need") to profit per deal. It's ok to have a "goal" in mind but that fact of the matter is, real estate is a negotiating business. In this business you have to be somewhat flexible and adjustable. ALL real estate transaction are negotiable. When you work in this industry you must follows Zig Zigler's advice -

"EXPECT THE BEST. PREPARE FOR THE WORST. CAPITALIZE ON WHAT COMES." Zig Zigler

You will learn when to stand firm but in reality some deals you will profit $10k, $20k, $50k etc. but some deals may only be $2k, $3k etc. Some money is better than ZERO money. Capitalize on what comes and be happy that you have more today than yesterday and move onto the next deal. Don't pass up on a deal because you aren't making exactly what you had in mind. Sometimes you have to adjust to situations, people, the market etc. to get the deal done.
