Marketing for Success

I've been successful in real estate investing - but primarily on a part time basis. Well, overtime my part time investing has become a full time job. I have no complaints, but would like to hear from a few of you that have also 'morphed' from a traditional 9-5 job into full time real estate investing. I've read Dean's book "Profit from Real Estate Right Now" and putting into practice the strategies explained. I'm even more motivated now to take the business to the next level. But I would like to hear from some of you. Specifically what are the four or five steps you have personally taken to market your business that have resulted in increased/successful business?
