Thanks for the response. I just ordered Dean's book and just wanted to hear from anyone who has been really doing all the steps and has been successful at it. Since there are so many real estate gurus out there that swear by their products and coaching systems and never truly coach. Hope this really works. Which book did you order?

I have been using the steps and am having success. I just put a property under contract and contacted my buyers. I had to walk away from the deal because my buyers backed out. It doesn't mean it doesn't work it means I needed a bigger buyers list.
I am a believer.
