Hi. Just a few days ago I went to a meetup in New York where I live. It was for real estate investors. That seems to be a good way to make contacts. Go to meetup.com for one in your area. There I met wholesales, a cash buyer, hard money lenders and a mortgage lender who took the time to explain to me different financing methods. In particular, he described a stated loan which is in between what a conventional loan would be and a hard money loan. A stated loan is for people who don't have w2s. They are usually self employed like a food cart owner or maybe a car dealer - just someone who has to state what the income is and show other forms of proof outside what a conventional loan would ask for.
