I am great at finding profitable properties for sale in my area. Whether it be for rental property or for a great flip, I remain on top of our market. Unfortunately, my husband and I both have credit problems from prior marriages (we both married too young the first time), and although our credit is slowly recouperating, we are not currently able to purchase real estate on our own. I still keep track of what's out there (new on the market, foreclosures, etc.) because I can't help it. Perhaps I've got a bit of an obsession. Or I just want to make sure that I know what's out there on the day that our credit is once again deemed acceptable. I've served a short stint in the Air Force, then worked as a real estate agent in TN and KY prior to moving back home, and am currently a stay at home mom. My 2 sisters work for a local real estate attorney, my husband's best friend is a brick salesman, and another close friend we went to high school with owns a vinyl siding and handyman company. With all of the knowledge and resources that I have, it is exceptionally frustrating to watch a house sit on the market for months at a time to only be picked up by an investor 6-12 months into the listing and do the renovation that I knew could be profited from a long time ago. I run a very tight household budget, which my wonderful husband adheres to. We have a 10 year old son and a baby girl on the way, with plans for a gray lab puppy once we get out of our apartment and into a house. My most recent frustration: There's a house that was originally listed here on August 10, 2012 for 139,000 that has just been foreclosed and re-listed by the bank's agent for 70,000 on Nov 20. Renovated, this house should sell for 170,000 - 180,000. It's in the best school district in town (school district is a big deal here), and is an eyesore in a nice subdivision (the entire house is painted blue). We wish we could flip it ourselves! Im sure someone will pick it up before we can.
